To maximize your home sale this spring, here’s a seven-step checklist to follow.


If you’re selling your home this spring and want to sell quickly and for top dollar, here’s a seven-step checklist that will help you do so:


1. Assess the home’s condition. You need to look at your home through a buyer’s eyes, and sometimes, sellers eyes aren’t the same as a buyers'. That’s why it helps to have a professional walk through the home with you to spot issues like worn carpet, chipped paint, cracked tiles, etc. These kinds of things are potential deal-breakers for buyers. 


2. Remove any oversized furniture. In other words, pack up any large sofas or oversized end tables. You can store, sell, or donate them before you move. 


3. Declutter. Buyers should be able to walk into your house and see themselves living there, which means you must remove any personal pictures and things like that and go with a minimalist decorative approach. 



 Most buyers search for homes online first, so your home’s online listing has to be good enough to entice in-person visits.



4. Deep clean. Your house should feel as clean as possible when buyers walk into it—just like a model home. Power washing the front door and the front of the home in general would be a plus. 


5. Work on your curb appeal. Believe it or not, we’ve accompanied buyers to home showings where they took one look at the home’s curb appeal and said, “We can move on,” before even looking at the home’s interior. Curb appeal matters to buyers, and it matters in terms of getting you top dollar as well. 


6. Repaint with neutral colors. As we always say: Selling your home is different than living in it. This isn’t a personal attack on your tastes; it’s just a matter of appealing to the masses. Beige and gray tones photograph well and elicit the right emotions in buyers. 


7. Get professional photos. Most buyers search for homes online first, so your home’s online listing has to be good enough to entice in-person visits. Professional photos are critical in showing your home in it’s best light the very first-time buyers see it.
